  • SURVEY PLAN

This is a document that measures the boundary of a parcel of land to give an accurate measurement and description of that land.

  • EXCISION:

An excised land is a land that the government has released to the indigenes of the area or customary landowners.

  • GAZETTE:

A gazette is an official record book where all special government details are spelled out, detailed, and recorded. A gazette will show the communities or villages that have been granted excision and the number of acres or hectares of land.

  • CERTIFICATE OF OCCUPANCY (C of O):

It’s a legal land document that confers upon the person(s) or organization(s) the right to exclusively occupy a land space for a given period, usually 99 years. As already indicated above, all lands belong to the government, so when the government decides to approve land ownership to an individual or group of individuals, a Certificate of Occupancy will be issued to that effect.

  • GOVERNOR’S CONSENT:

It’s a document showing that a state governor has approved that a particular land can be sold. It’s the highest land title document in Nigeria. It means that the government has approved you as the bonafide owner of the land, and also approved the building plan and land use.

  • DEED OF ASSIGNMENT:

This is a legal document showing the transfer of ownership interest from the owner of a property to another person. It is a legally binding document that confirms and records the transfer of interest or ownership rights in real property from one party to another.

  • RECEIPT:

This document is usually issued by the Seller in acknowledgment of the payment made by the buyer for the purchase of a property. It serves as evidence of payment.

  • CONTRACT OF SALE:

This document is usually prepared by the vendor’s solicitor and signed by both parties after negotiation of the terms and conditions of the sale. It is also known as a sales agreement or purchase agreement.

  • CERTIFICATE OF OCCUPANCY (C of O):

It’s a legal land document that confers upon the person(s) or organization(s) the right to exclusively occupy a land space for a given period, usually 99 years. As already indicated above, all lands belong to the government, so when the government decides to approve land ownership to an individual or group of individuals, a Certificate of Occupancy will be issued to that effect.
